UPDATE February 4, 2026: Our prior home is sold. We hope the new owners enjoy it as much as we did. 🙂

UPDATE January 2, 2026: We just reduced the asking price to $374,900, which is less than we paid for it, and we’ve added over $18,000 worth of improvements to the home. See below for details!

UPDATE November 29, 2025: We reduced the asking price from $393,000 (less than what we invested in the home and the numerous improvements noted below) to $384,500. Here is the MLS listing.

Thanks to anyone who can spread the word. 🙂 Know any snowbirds or snowbird wannabees? It’s a great home, whether you want to enjoy the high desert year-round or just in the cooler months when almost everywhere else it’s cold!

We’re selling our lovely home in the Sonoran Desert, a half-hour south of historic Tucson, in the 55+ retirement community of Green Valley, Arizona. Here is the current Zillow listing, which includes numerous photos and detailed information about the property at 939 W Ashworth Rd, Green Valley, AZ 85614.

The Zillow estimate doesn’t reflect over $17K of recent upgrades we’ve made since moving here 2 years ago:

  • New screened-in back patio with upgraded porch ceiling fan
  • All new LG appliances in 2023 (Refrigerator, microwave, range, dishwasher, clothes washer, clothes dryer) with LG ThinQ apps
  • New water heater (Dec. 4, 2023)
  • Upgraded courtyard with new gate (with existing wrought iron courtyard wall panels re-painted to match the trim, perimeter drip watering system)
  • New drip irrigation system with upgraded landscaping and new plants, including Sweet Lime from Mission Garden, Mandarin Orange, Pomegranate, Rosemary, Mexican Bird of Paradise, and Bougainvillea. These complement the large established lemon tree.
  • New whole-house surge suppressor for the entire electrical system,
  • plus numerous smaller enhancements

Other recent updates include:

  • New tile roof (Nov. 29, 2021, Castro’s Roofing, Nogales )
  • New HVAC system (July 3, 2017, Green Valley Cooling and Heating)
  • New Garage Door opener (May 2023, with MyQ remote app)

Situated at an elevation of 3000′, this location has wonderful weather from October through May. While the summers are hot, the temperatures are usually cooler than in Tucson, which is usually cooler than Phoenix, and the monsoons are a summer treat. The back windows (dining, living areas, and the newly added screened back porch) enjoy a spectacular view of Mount Wrightson (above nearby Madera Canyon), the Fred Lawrence Whipple Observatory atop Mount Hopkins, and Elephant Head, which completes the view to the southern horizon.

The generous neighborhood tree coverage and quiet location give one the impression of being in the country while in a peaceful suburban neighborhood within a few minutes of excellent restaurants, grocery stores, and the amenities of an active, well-provisioned, vibrant retirement community with an abundance of cultural activities, including Green Valley Recreation with 15 facilities; 7 major centers, and 8 satellite centers. The closest facility, Las Campanas, is a 3-minute drive or a 7-minute walk away. These centers offer classes, entertainment events, and clubs, including language skills, fitness, personal training, aquatics, leisure activities, hiking, photography, racquetball, pickleball, arts and crafts, astronomy, clay and ceramics, games, woodworking, metalworking, yoga, and more! The Community Performance & Art Center – CPAC offers concerts, classes, art exhibits, and cultural programs, and is a 5-minute drive away. The cornucopia of culture, cuisine, and so much more is a half-hour away in the Tucson metropolitan area.

Other home features:

  • premium lot; originally a model home, including a whole-house vacuuming system (VacuMAID) and an intercom/radio in each room
  • mature landscaping/xeriscaping, including a large, prolific lemon tree on the east side of the house, producing dozens of lemons yearly
  • vaulted ceilings (12.5′ peak) in open living/dining/studio/kitchen area; 9′ high in bedrooms & bathrooms
  • generous built-in cabinets, shelving, workbench, 3 pegboards with hooks, and a utility sink in the garage
  • 6 interior ceiling fan/lamp fixtures
  • efficient LED lighting throughout the house
  • citrus grove in the side yard, protected garden area for potted plants in the newly gated courtyard
